This is a factory that uses chemicals for making products. At least they make chemical jars. The factory is off the map, but the office building and storage is accessible.
The area is the same as other warehouses consisting of a central area surrounded on all sides by a wall. There are two gates.There are storage buildings to the right side, a small office building in the back and a shed.
The plant is in the South West corner on Route 377 something like a 100 miles.
This plants has mostly Chemical Jars that can be used as grenades that cause bleeding. There is also some fuel, some luxuries and some parts. The shed also holds gardening tools.

- Toxic Cloud
There are a lot of zombies in this place but they are not the biggest threat. The main hurt comes form the toxic cloud which constantly drains you hitpoints. This gets progressively worse as healing will not turn you to full health, thus the drain gets worse. Probably this can be reduced by dressing in outfits that reduce chemical damage. The question is: why would you bother? There is nothing interesting to get unless you want a lot of chemical jars.
However, there is a chemical resist stat on armor with the highest ratings coming from Chemical Suit - 100%, Gas Mask - 50% and Apocalypse Armor - 40%. There seems to be only one Chemical Suit in the game located at the Texas State Fair. While the Apocalypse Armor prevents you from equipping any head armor, you can exploit a bug where if you equip the head armor first, then the Apocalypse Armor it will allow both to be equipped. Thus you can get 90% chemical protection with a Gas Mask/Apocalypse Armor setup.
The damage only occurs when a character is inside the gate - one step before the gate no damage is incurred. The damage is 4 points every 24 seconds, so with a Gas Mask this is reduced to 2 points every 24 seconds. With a Gas Mask and Apocalypse Armor a character will take no damage (tested standing by the Chemical Plant past the gate for 20 minutes). No character taking damage dropped below 2 points of health.
